We provide a full range of professional management services including maintenance, procuring tenants, advertising vacancies, rent collections, and bookkeeping services for monthly reports to owners. We employ our own maintenance technicians to save our clients' money.

Full Service Property Management
          12% of Annual Rental Income, (Excludes advertising costs)

Evaluations and Recommendations

  •  Vacant Properties:
    • Evaluation of your property and recommendations to help receive top dollar for your rental and to keep your property leased with minimal vacancy time
    • Rental Rate suggestion based on location of property, comparison of similar properties, timing of placement on the market, current vacancies and market trends
  • For Properties with Tenants:
    • Review the lease (or create one if necessary), review payment history and account for security deposit
    • Meet with tenant and go over any concerns or maintenance issues
    • Evaluate rental rate for renewal or future re-rental rate
Maintenance and Scheduling
  • Develop a Maintenance Plan for your property based on current condition and prioritizing any future improvements or repairs
  • Set up a routine maintenance schedule for regular upkeep such as gutter cleaning, pest control, lawn care, exterior power washing, annual heat and AC servicing, and pool maintenance
  • In-home evaluations at least twice annually and regular drive-by inspections to verify property's condition and take proper action if necessary.
  • Send you monthly statements along with copies of invoices for maintenance and repairs (All repairs over $150 will require pre-approval from owner)
Marketing Your Property
  • Our website is regularly updated and contains all of our properties with photos, descriptions, map links, cost and availability
  • Depending on vacancies, classified advertisements in The Gainesville Sun and The Independent Alligator
  • Signage on property, when allowed and appropriate
  • Internet advertising depending on property's needs
Showing Your Property
  • Evaluate every prospective tenant that comes into or calls our office so that we may show them only properties that fit their needs to ensure a match
  • Personally escort prospective tenants to view the property, never just giving them a key
  • Available to show properties Monday through Friday and are accommodating for evenings and weekends
Screening Your Prospective Tenants
  • Selecting good tenants is important to us and each applicant goes through the same thorough screening process
  • Credit and criminal background searches
  • Rental and mortgage history verifications
  • Employment and income history verification
  • Reference checks

Finder's Fee
          One Month's Rental Income,  (Excludes advertising costs).

We provide a qualified tenant for your property based on screening through a National Credit Bureau Service and extensive work, rental and background checks.
